1. General Information

 

Villa Sessana is a privately owned holiday home in Italy.

The rental agreement is concluded with the private owners of the property:

By booking a stay at Villa Sessana, you agree to the following Terms and Conditions. These terms govern the rental of Villa Sessana and any related interactions between you, the guest, and the private owners.

2. Rental Services

Villa Sessana is rented exclusively as a holiday accommodation. Any additional recommendations or introductions to service providers (e.g., catering, private chefs, transportation) are provided as a courtesy. The private owners do not act as agents for these services and assume no responsibility or liability for them.

3. Booking and Payment

3.1 Booking Process

• Guests may book Villa Sessana via email or our website.  
• A booking is confirmed once the guest receives a written confirmation from the owners.  
• An upfront deposit of 30% of the total rental cost is required within 5 days of booking confirmation to secure the reservation.  
• This deposit is non-refundable.
 

3.2 Final Payment

• The remaining balance (70%) must be paid no later than 6 weeks prior to the arrival date.  
• If the final payment is not received by this deadline, the owners reserve the right to cancel the booking without refunding the deposit.

4. Cancellation and Refund Policy

4.1 Guest Cancellations

• The deposit is non-refundable.

• If the guest cancels fewer than 6 weeks before the arrival date, the booking rate will be charged in full.

 

4.2 Owner Cancellations

In the rare event that the owners must cancel a booking due to unforeseen circumstances, the guest will receive a full refund of all payments made.

5. Security Deposit

​

A security deposit of €500 is required and will be collected prior to check-in. The deposit will be refunded within 14 days of check-out, provided no damage or violations of the house rules have occurred. This does not limit the guest’s liability for damages exceeding the deposit amount.

6. House Rules

​

To ensure a comfortable and enjoyable stay for all guests, the following rules apply:

• Maximum Occupancy: 6 adults and 2 children under the age of 4.

• No Parties: Parties or events are strictly prohibited.

• No Smoking: Smoking is not permitted inside the villa.

• No Pets: Pets are not allowed.

• Damages & Liability: Guests are responsible for any damage caused to the property or its contents during their stay and agree to notify the owners promptly if any damage occurs. The security deposit may be used to cover damages; however, guests remain liable for the full cost of any damage exceeding the amount of the security deposit.​

7. Liability and Disclaimer

The owners are not liable for any personal injuries, accidents, or losses during the guest’s stay. Guests are encouraged to arrange their own travel insurance to cover unforeseen circumstances.

Guests acknowledge that any recommendations made by the owners (e.g., service providers, activities) are optional and undertaken at their own risk.
 

 

8. Privacy Policy

Personal data is collected and processed for the purpose of managing bookings, complying with legal obligations, and improving guest experiences.

These Terms and Conditions are governed by the laws of Italy.

For consumers, mandatory consumer protection laws of the country of residence remain unaffected.
